Real Estate Value is Contracted Before it is Booked

In real estate investment, accounting tells you what has already happened.


That is not a criticism of accounting. It is its purpose. The ledger books transactions once they occur, and it does so with precision.


But a lease is not a transaction. It is a schedule of future transactions — indexation dates, break options, renewal windows, expiries — each of them defined, dated and knowable on the day the lease is signed. None of them has happened yet, so none of them is in the ledger.


The same holds for the capital above the asset: covenant thresholds, drawdown schedules, refinancing dates.


This is why a portfolio view derived from the accounts is structurally retrospective. It reports the period that closed. The decisions that determine performance — reletting, capex timing, refinancing, disposal — have to be taken well before the numbers move.


Most real estate software inherits that timeframe. Whether real estate logic is added as a layer above a general financial core, or spread across specialised systems integrated to agree with one another, the foundation underneath still records only what has been posted.
